We have been involved in the planning application for the comprehensive redevelopment of 250 City Road, which gained consent in March 2014. The application proposes 927 new luxury apartments designed by Foster & Partners, and commercial space across 8 blocks.
We worked closely with the Berkeley Homes design team and liaised with the London Borough of Islington (LBI) and the Greater London Authority (GLA) to develop detailed Energy and Sustainability Strategies in support of the application.
The final energy strategy proposed a highly efficient fabric specification in order to significantly reduce the site’s energy demand. Heat and hot water will be supplied from a highly efficient community CHP plant, with proposals to eventually connect up to the Bunhill District Heat Network – which is expected to come forward in the near future and will result in further significant savings in CO2 emissions. We were able to demonstrate that the overall strategy achieved a CO2 reduction of 43%, significantly reducing the residual carbon abatement cost for the site.
Despite the specification of comfort cooling to apartments, Hodkinson Consultancy provided advice on implementing measures to passively reduce the risk of overheating and, using dynamic simulation, were able to demonstrate that homes were not at risk of overheating.
