Construction work is underway at Prince of Wales Drive, an ambitious residential led scheme by St William Homes LLP in Battersea.
Our approach has been to engage early with the design team in order to develop a façade strategy that optimises the energy strategy with overheating risk and natural daylight availability. Overheating is a customer experience issue and one that must be best addressed through early design consideration. The optimised design carefully considers the practicalities of relying on natural ventilation through window openings in relation to external noise, due to its location between two mainline railway lines. In areas of the site where background noise levels are expected to be higher, acoustic louvres have been recommended in order to attenuate external noise whilst allowing natural ventilation.
From the outset of Phase 1, the strategy has also carefully considered heat gains from communal pipework. Excessive heat gains have been designed out by optimising the CHP running hours, reducing internal horizontal pipe runs and reducing flow and return temperatures. The consideration of overheating against internal daylight and energy performance helps to ensure a cost-effective and high-quality façade and building services solution.
The development will be designed and built in phases to deliver 955 new dwellings and a mix of retail, office and state-of-the-art residents’ facilities including a 17m pool, sauna, steam room, 8th floor roof terrace, 24-hour concierge and secure basement parking.
