BREEAM Fees Set to Increase from May 2025

The Building Research Establishment (BRE) has confirmed a new round of fee increases for BREEAM certification, set to take effect from 1st May 2025.
While existing developments already registered under BREEAM will maintain the fees applicable at the time of registration, any new projects registered on or after 1st May will be subject to the revised charges. For developers and clients planning future projects, this makes early registration more important than ever.
What’s Changing?
The upcoming adjustments include increases in registration fees, certification costs, and charges for Quality Assurance (QA) processes. Key updates include:
- BREEAM New Construction and UK Non-Domestic Refurbishment and Fit-Out
- Registration Fee: Rising from £500 to £540
- Certification Fees: Increasing by approximately 8%, depending on the scope of the project
- BREEAM New Construction Residential (previously HQM)
- Registration fee: Rising from £370 to £540
- Certification fees: No change
- Fast Track Quality Assurance Audit
- Standard Fast Track (3 QA submissions): Now £1,510 per assessment
- 24-hour Fast Track (1 QA submission): Now £840 per assessment
- QA Audit Failure Fees
- As of 1st May 2025, charges will apply for assessments that fail the QA audit process—adding a further layer of cost risk for projects with incomplete or non-compliant submissions.
- Additional 5-7% fee increases for other BREEAM schemes including BREEAM In Use, Infrastructure and Domestic Refurbishment.
