St William’s Lea Bridge Gasworks development has been granted planning consent. Providing 643 residential units and 1,338m² of flexible residential facilities and commercial use, the development will regenerate a former brownfield site and create a range of urban connections near the Lea Bridge train station, on the London Borough of Waltham Forest.

We have provided a range of services to support the planning application, each with its own challenges which were successfully addressed:

  • Energy Strategy: The development has achieved a reduction in emissions of over 50% over the Part L 2021 Baseline, meeting the GLA benchmark for CO₂ emissions. This is delivered via an efficient building envelope, optimised communal heating systems and PV panels.
  • Circular Economy: St William’s commitment to adopting a design approach that focuses on material resource efficiency sees the development including innovative ways of minimising material use, through measures such as the landscape strategy proposing to reuse the historic gasworks granite sets within the final design and inclusion of exposed concrete stairwells (from second floor upwards) minimising the use of surplus materials.

Whole Life Cycle Carbon Assessment: Has achieved a total whole life cycle carbon emissions figure of 852 kg CO₂e/m², which is 348 kg CO₂e/m² lower than the GLA benchmark. This is largely due to focusing on a design that minimises material use.
