Hodkinson Consultancy has successfully supported the planning application for the redevelopment of the Land South of Vardon Close on Western Avenue which secured resolution to grant last month.
The proposed development in the London Borough of Ealing will provide co-living accommodation comprising of 335 rooms, 2,557sqm of communal space, external terrace areas, cycle parking, hard and soft landscaping and public realm enhancements.
We supported the application by developing holistic energy, sustainability and overheating strategies for submission. We worked closely with the client and the design team to ensure at least a 35% reduction in Regulated CO2 emissions can be achieved on-site through highly efficient building fabric and services, connection to a site wide heating network utilising gas boilers and Combined Heat and Power (CHP), as well as 30kWp of Photovoltaic panels.
Our overheating strategy recommended balanced G-values (in order to maintain good daylight levels), external shading, internal blinds and boosted mechanical ventilation to achieve the CIBSE TM59: 2017 criteria.
In terms of sustainability, we have developed a robust BREEAM 2018 ‘Multi-residential’ pre-assessment strategy to ensure the required rating can be achieved across the whole development. As part of this strategy, the development will provide highly efficient internal water-saving measures, sustainable urban drainage systems (including swales, rainwater harvesting and a bioretention basin) as well as extensive areas of sedum roof.
