The Officers House in Royal Arsenal has just won the South East Regional Winner at the RIBA London Awards 2021.
We supported Berkeley Homes East Thames in delivering the energy and sustainability strategy for the scheme, achieving a 40% reduction in carbon emissions. The heritage nature and listed status of the existing building posed a number of challenges around the desire to reduce energy demand and effectively manage moisture. An example of what was possible was the replacement of the single-glazing with double-glazed units with the same style.
The existing listed building was refurbished for dwellings and commercial uses and then innovatively connected to a new offsite-manufactured block which houses further dwellings and commercial uses.
We conducted three different types of BREEAM assessment on the Grade II listed buildings, each assessment bespoke to the works being conducted, achieving Excellent for the refurbished dwellings, Good for the Refurbished commercial units and Very Good for the new commercial units.
Various initiatives were implemented to reduce waste during construction and ensure the principles of circular economy were implemented, including using recycled aggregates; reusing the original bricks and sending pallets and packaging back with the suppliers for reuse.
